Our Process
Your Whole House Remodel, Week by Week
Remodeling an entire home is a major investment — and it requires a partner who can handle every detail from start to finish
-
Pre-Construction
Design & Permits
Floor plan, structural changes, finish selections, and a full material schedule locked in. We handle drawings, engineering, and permits with the city. Long-lead items like cabinetry, windows, and specialty flooring are ordered early so nothing stalls once work begins.
-
Phase 1
Protection & Demo
We seal off and protect the areas staying intact, then carefully remove existing finishes, walls, and fixtures. Once the house is opened up, we inspect for structural, moisture, or code issues and address them before new work begins.
-
Phase 2
Framing & Rough-In
Wall moves, beams, window and door changes, then plumbing, electrical, and HVAC rough-in for the new layout. Every system is inspected by the city before walls close.
-
Phase 3
Insulation & Drywall
Insulation and drywall throughout the house, with inspections along the way. This is where the new layout becomes real, and clean, level walls set up every finish that follows.
-
Phase 4
Finishes
Cabinetry, countertops, flooring, tile, doors, trim, and paint, then fixtures, lighting, and appliances installed room by room.
-
Phase 5
Final Inspection
Final city sign-off, a full punch-list walkthrough of every room, and a deep clean before we hand back your finished home.

Making the right call
Remodel or Move?
It’s the question we hear at almost every first consultation. Here’s the honest framework we walk clients through.

Stay & Remodel
When Remodeling
Makes More Sense
- 01You’re in a neighborhood or school district you don’t want to leave
- 02Your lot, yard, or location would be hard to replicate at current market prices
- 03The bones of the home are solid — good
structure, good layout, livable square footage - 04Transaction costs of selling and buying would
consume the budget you’d put toward a better home - 05Eastside inventory in your target price
range doesn’t match what you already have - 06You want a home tailored to exactly how your family
lives — not a compromise from available listings
The Case for Staying
When you remodel with Armada, you’re not buying someone else’s compromises — you’re building exactly the home you want, in the neighborhood you’ve already chosen. The Eastside market is competitive. The home you’d move into likely needs work too. A full remodel on a house you already own, in a location you already love, is often the better long-term decision.
Consider Moving When
Remodeling May Not
Be The Right Answer
- 01The fundamental layout doesn’t work and
can’t be fixed without major structural cost - 02Lot size, setbacks, or zoning restrict the changes you actually need
- 03You’ve already maximized the home’s
value relative to the neighborhood ceiling - 04Your timeline doesn’t allow for a multi-month construction process
We’ll tell you honestly if we think moving is the better call. We’d rather give you straight advice than take on a project that isn’t the right fit.

Common Questions
Whole-Home Remodeling FAQ
How long does a whole house remodel take?
Most whole-home remodels run 4–8 months of construction, plus design and permitting beforehand. Eastside permit review alone typically takes 6–10 weeks. Scope drives the rest: structural changes, the number of rooms, and long-lead items like cabinetry and windows. We give you a phase-by-phase schedule before work starts.
Should I remodel my kitchen and bathrooms as part of the whole house?
Usually, yes. When walls are already open, plumbing runs are routed more efficiently, the electrical panel is upgraded once for the whole house, and HVAC is redesigned for the new floor plan instead of patched around it. Coordinating the kitchen and baths with the whole-home scope means less redundant work and a more cohesive result.
How do you keep the design consistent from room to room?
We build a full interior design package for the home — finishes board, fixture schedule, lighting plan, and hardware selections — so flooring transitions, trim profiles, lighting, and materials flow from one space to the next instead of being chosen room by room.
Do you work on older homes?
Yes, much of our work is in older Eastside and Seattle homes. We plan for what tends to hide behind their walls — knob-and-tube wiring in Kirkland craftsmans, cast-iron drain stacks in Bellevue split-levels, undersized panels in 1970s ranchers — and bring everything exposed up to current code.
Can I add an addition or ADU to my remodel?
Yes. An addition, second story, or detached ADU can be designed and permitted together with the remodel, under one contract and one schedule. We check zoning, setbacks, and structure early so you know what is possible before design is finalized.
How much does a whole house remodel cost?
Cost depends on the size of the home, how much structural and system work is involved, and the finish level you choose. After the design phase you receive a detailed, itemized estimate, so you can adjust the scope with real numbers and take them to your lender if you are financing.
